One of Pasco County’s most anticipated developments is beginning to take shape, and the latest details reveal a project much larger and more ambitious than a traditional residential community or shopping center.
Several notable businesses are already associated with the project, including Sprouts Farmers Market and Harris Teeter. The addition of Harris Teeter would be particularly significant, potentially marking the grocery chain’s first location in the Tampa Bay area. Salt Shack, EOS Fitness and H&H Bagels are also planned, with additional restaurants, coffee shops and retailers expected to join the development.
The residential component is expected to include approximately 2,500 units, primarily apartments and townhomes. Traditional single-family homes are not currently part of the plan.
Instead, Double Branch is being designed around a more connected lifestyle, with an emphasis on walkability, golf-cart access, green space and convenient connections between residences, shops, restaurants and entertainment.
One of the development’s most distinctive features will be a planned waterfront boardwalk district. The vision includes parks, live music, farmers markets, community events, dining and entertainment — creating a gathering place not only for Double Branch residents but potentially for the surrounding region.
Importantly, Double Branch is already moving from concept to reality. Approximately 500,000 square feet of warehouse and light industrial space has been completed, while major infrastructure improvements continue. Townhome construction could begin later this year, with apartments and retail expected to follow.
The economic impact could also be substantial. Developers have highlighted the project’s long-term employment potential, with future jobs expected across retail, office, warehouse, medical, hospitality and service sectors as Double Branch continues to build out.
Its location adds to its significance. Positioned along I-75 between Overpass Road and SR 52, Double Branch sits in the heart of one of Pasco County’s most rapidly developing corridors. Thousands of new residents, workers and visitors could generate additional demand for retail, restaurants, medical services, professional offices and other commercial uses throughout the surrounding area.
For commercial real estate, that makes Double Branch a project worth watching well beyond its own boundaries.
Perhaps the biggest takeaway from the latest update is this: Double Branch isn’t being developed as another standalone shopping plaza or isolated residential community. The vision is to create an entirely new destination along the rapidly growing State Road 52 corridor — a place where people can live, work, shop, dine and gather.
As development progresses, Double Branch could become one of the projects that helps define the next chapter of Pasco County’s growth.
